Mortgage Broker

Mortgage Brokers are super common and can be easily found in your local area. Finding a high quality and knowledgeable Mortgage Broker however isn’t quite as easy. Once you build a relationship with a great Mortgage Broker, stick with them as this could mean the difference between purchasing your next property or not.

A good quality Mortgage Broker will be able to structure your loans in the most effective way. They will also have access to a panel of lenders and will know which lender will benefit your individual circumstances based on their lending policies and guidelines.

Finding a Mortgage Broker that personally invests in property is also important. This shows that they have personal experience investing. This will allow them to understand your goals, align more with your values more and help you to achieve great results.

Property Manager

If you’re investing in property, a Property Manager is an absolute must. Managing your property portfolio yourself is going to soak up a lot of your time especially once your portfolio starts to grow to a large size.

A quality Property Manager will have a high level of experience and knowledge within the industry. They need to know the ins and outs of your rights as a landlord and be willing to act in your best interest at all times.

Your Property Manager will market your properties effectively to get the highest volume of potential tenants and then assess these tenants to ensure they are quality tenants. You also want to streamline any council rate bills and water bills to be sent directly to the Property Manager to pay, giving you more time back in your life, and that’s what they charge commission for!

Solicitor/Conveyancer

A high quality solicitor or conveyancer will be one of the most important members of your team.

They will be a critical part of ensuring that you secure your investment property in a timely fashion and complete the preparation and verification of documents for settlement.

They will review the Contract of Sale to ensure you as the buyer are protected from a legal standpoint. In addition, they will complete due diligence on the Property Title and ensure the property transaction happens smoothly.

They can also assist you to negotiate a price reduction if the Pest and Building comes back with any major issues that will need addressing.

Acountant

To find a high quality Accountant is another critical member of your team. When finding a high quality accountant you want to find a professional who specializes in property. An accountant who specializes in property does this day in and day out and will know the rules and regulations for property investment far more then the average accountant.

Accountants can help you strategize and add properties to your portfolio that align with your strategy as well minimizing your tax bill as much as possible.

Pest and Building Inspector

When purchasing property we purchase existing properties and not brand new or off the plan. This means that purchasing existing properties will have issues and a Pest and Building Inspector helps us to understand what those issues are whether they be structural, cosmetic or whether pests are present.

When leveraging a Pest and Building Inspector for assessment this then allows us to determine what costs may be involved as part of the purchase to get the property to an optimum standard.

If there are any issues identified this is where it’s important to have your offer subject to a Pest and Building Inspection. You will then either assess what the costs will be and negotiate that amount off the price of purchase (with help of your solicitor/conveyancer) or decide this property may not be worth investing in.

Quantity Surveyor

A quantity surveyor is another critical and valuable member of any property Investor’s A Team. A quantity surveyor provides a report to your Accountant which will assist you in claiming your tax depreciation benefits.

A quantity surveyor will provide a detailed 40 year report on your property covering all details that will allow you to claim certain amounts of depreciation each year.

Once this report is organized you need ensure this is provided to your accountant as part of your yearly tax return.
